What is a Short Sale?                                                                                                                  A short sale is when a homeowner facing foreclosure sells his or her property for less than what is owed to the mortgage lender. The sale has to be approved by the lender.

Short sales have become so popular these days. There are several reasons why they are so prevalent right now. In some instances homeowners with adjustable-rate loans can't make the payments when their interest rates rise; others fall behind because of job loss, others because of a divorce or sickness.

A lot of homeowners have seen their homes values drop and when they want to refinance. .they simply can't because of new regulations set by banks.

 They don't qualify  and the house will not appraise to refinance

What are the advantages and disadvantages of a short sale?

A short sale will be less damaging to your credit score than a foreclosure. Just try to have a normal life with a foreclosure on your record. .. it’s almost impossible to rent,  to finance a car, future job applications . .simply put, you will be paying trough the nose next time you want to just finance a car. Sure they could probably  give you a loan but they will charge you trough the nose!

 

When should you consider a short sale?

When your loan modification has gone NOWHERE.  When you realize that a loan modification becomes a loan mortification and you refuse to pay month after month for a home that may take years for the value to catch up with your mortgage

Fernando, you did a great job of descirbing the process!  We have many realtors in our office in Minnesota who are pulling there hair out during this grueling process. 

Another aspect on short sales that we are finding is that offers are being presented and just sitting there in limbo as the client waits to hear the response from the lender.  I think you have to have the stomach for this and especially so when you represent the buyer and their anxieties in the process.

We need a better stable economy to get past this epidemic. The richest country in the world brought down to our proverbial knees. We need better jobs. Better schools. There is so much more i could add but you see where i'm going with this.

Great description of the process.  That CDPE training really shows!  That was the best training I've ever received, and we're pretty proud of or training at Keller Williams! 

The times have changed, though, regarding mortgage insurance.  Many of those companies are nearing bankruptcy if they aren't there already, so lenders are only tapping those wells very discriminantly.

Jim: ShortSalepathways is a good company and we are doing one their referrals in the Maryland region for them. They are very professional and ethical.

Deborah: Is not that I have the stomach to represent sellers in a short sale. . the only reason why I do short sales is because I'm morally obligated to help them. I was part of creating the financial crisis in this country and now. . I'm doing my part to fix it!

Robert: We always need more of what we got to fix our problems ..  . now that we have been dealt with a problem that all Realtors can participate and fix . .that is doing a short  sale to help keep just one MORE FORECLOSURE OFF our inventory.

Matthew:  CDPE is a great organization. I got my designation over a year ago when they were just starting. They gave me the a solid platform to build my short sale systems and  help my clients better. I recommend CDPE to all Realtors .

Betty: Not really sure what is your concern on this. . but a Realtor should be allowed to come to your house if they are going to list the property as a short sale.

If I was to send you my short sales clients to you. . it would be like sending Red Riding Hood to grandma's house. 

Your only motivation is clearly to make money by taking our short sales to benefit you.

I have a fiduciary duty and a moral obligation to absolutely do my best FOR MY CLIENTS and that would be taking control of their short sale, negotiating it with the help of my staff. .to the benefit of our clients only. . .not me and certainly not investors.

Your 9% commission sounds enticing. .a lot more than we get when we do short sales to benefit our clients. . so by refusing your offer. . I'm not really motivated by money alone. .but for the fact that I like helping people and I like to look at them eye to eye with all honesty by telling them. .I will do my best to help you during this trying time. .

that's my promise to my client and that is may answer to you. .
